Letting Your Property

A full management service is provided to Landlords starting with a free rent valuation when any recommendations regarding work to be carried out before the property is offered for renting will be given. Any questions raised will also be answered without any obligation.

Advertising for a tenant is carried out by newspaper advertising, To Let boards on the property if required, colour photograph display within the office and colour photographed brochures. Use is also made of a mailing list and the internet.

Property inspections are always accompanied and if a tenant expresses a wish to rent a property, full personal details of all persons over the age of 18 yrs of age will be taken and referencing carried via the specialist firm Letsure.

Once consent is given to grant a tenancy an Assured Shorthold Tenancy Agreement will be prepared including detailed inventory with colour photographs to establish the condition of the property and signed by the tenant. A copy of the Tenancy Agreement will be forwarded together with acknowledgement that the first rent payment has been credited to the Landlords Bank account. The Bond payment is registered under the Government Bond Protection Scheme. Thereafter, the monthly payments of rent will be made to the Landlords Bank account and a statement issued every 3rd month showing total rental income and deductions made.

The tenancy will be for a fixed term, usually 6 months initially which may be renewed if the tenancy proceeds satisfactorily. If the Landlord does not wish to renew the agreement the decision will have to be made, and the tenant informed 2 months before the end of the fixed term.

During the term of the tenancy the Landlords obligations can be summarised as follows:-

i) The property is to be maintained in the same condition throughout with repairs promptly carried out. Any repairs other than emergencies i.e. water floods, dangerous electric or gas faults which require immediate attention, will be discussed with the Landlord and estimates obtained.

ii) All gas appliances included in the letting are required to be serviced annually by a CORGI registered heating engineer and a certificate issued.

iii) The electric wiring and electrical installations are not subject to annual inspection but have to be in good condition and comply with current regulations.

iv) Any soft furnishings included in the letting i.e. chairs, beds, must comply with the 1988 Fire Regulations and have a label attached confirming compliance.

v) The Landlord is required to insure the structure of the property but the tenant will insure his own possessions.

vi) If a mortgage is held on the property the Lender should be informed and consent obtained before a tenancy is granted. The insurance company covering the structure of the property must also be informed.

Periodic inspections will be made and the Landlord informed of any changes. Contact will be maintained in order that the necessary Notices may be served upon the tenant is possession is required at any time.

When a tenant vacates an inspection is made and a report forwarded to the Landlord any every effort is made to re-let the proeprty as soon as possible to a suitable tenant to minimise vacant periods .

Advice and information is available at all times upon the property and the tenant to ensure a satisfactory letting for all parties.
